项目信息


本项目用地位于广州市黄埔区 KXC-13-2 地块,选址位于开泰大道与科学大道交界处。科学城地铁站点,处于科学城轴线中心旁,绿化环境良好,紧邻牛角岭公园,区位交通价值好。项目总用地面积约4万平方米,总建筑面积约17.6万 平方米,总幕墙面积约10.6万平方米。本项目地上共有 10 栋建筑,其中A区5 栋 2~3 层独栋办公,B区1栋 8~11 层企业总部办公和 1 栋 2 层商建筑,C区2栋28层建高度小于100米的一类高层办公和1栋4层商业,D区1栋超高层办公和1栋2层商业建筑。

本项目主要系统包括玻璃幕墙、金属幕墙、石材幕墙等。

The project site is located at the KXC-13-2 plot in Huangpu District, Guangzhou, at the junction of Kaitai Avenue and Science Avenue. The Science City subway station is located near the center of the Science City axis, with good green environment and close proximity to Niujiaoling Park. The location has good transportation value. The total land area of the project is approximately 40000 square meters, with a total construction area of approximately 176000 square meters and a total curtain wall area of approximately 106000 square meters. There are a total of 10 buildings on the ground in this project, including 5 buildings with 2-3 floors in Zone A, 1 building with 8-11 floors for corporate headquarters and 1 building with 2 floors for commercial use in Zone B, 2 buildings with 28 floors in Zone C with a height of less than 100 meters for Class I high-rise office and 1 building with 4 floors for commercial use, and 1 super high-rise office and 1 building with 2 floors for commercial use in Zone D.

The main systems of this project include glass curtain walls, metal curtain walls, stone curtain walls, etc.





设计理念


本项目的设计理念是以科学创新、生态环保和社会可持续性为核心,通过多种手段与周边环境相融合,打造一个具有高品质、高科技和高绿化的城市空间。
其中,建筑设计理念强调文化造园、科学结晶和传统文化的融合,利用传统文化造岩手法和传统造园手法,将建筑形象犹如科学水晶从山岭之中破土而出,亦如在生态园里面出现的水晶一般,高低起伏,层次丰富。建筑形象与科学城地铁上盖特性相符合,象征着科学创新不断涌现。
场地利用方面,项目充分利用场地条件及自然资源,通过引山入地,将牛角岭公园绿地引入渗透项目内部,最大限度还原山体绿化,编织成一张城市绿毯,营造出城市与生态融合的环境。
配套设施方面,紧贴民生需求,设计结合地铁出入口、公交出入口等在园林中设置多种形式的配套商业和城市展厅,满足了科学城配套不足的问题,并且与周边地块连接,接驳公共交通出入口,进一步提升了居民的生活质量。

The design concept of this project is centered around scientific innovation, ecological environmental protection, and social sustainability, integrating with the surrounding environment through various means to create a high-quality, high-tech, and highly green urban space.

Among them, the architectural design concept emphasizes the integration of cultural gardening, scientific crystallization, and traditional culture. By utilizing traditional cultural rock making techniques and traditional gardening techniques, the architectural image is like scientific crystals breaking out of the mountains, or like crystals appearing in ecological parks, with ups and downs and rich levels. The architectural image is in line with the characteristics of the Science City subway cover, symbolizing the continuous emergence of scientific innovation.

In terms of site utilization, the project fully utilizes the site conditions and natural resources. By introducing mountains into the land, the green space of Niujiaoling Park is introduced and infiltrated into the project, maximizing the restoration of mountain greening and weaving it into an urban green carpet, creating an environment that integrates the city and ecology.

In terms of supporting facilities, we closely meet the needs of people's livelihood and design various forms of supporting commercial and urban exhibition halls in the garden, combining subway entrances and exits, bus entrances and exits, etc., to meet the problem of insufficient supporting facilities in the Science City. We also connect with surrounding land plots and connect public transportation entrances and exits, further improving the quality of life of residents.





建筑立面设计


A 区独栋办公外墙以米白色亚光面花岗岩贴面为主,采用坡屋顶的建筑形式,并结合仿木纹铝板及涂料通过不同的颜色及材质变化,形成大气、简洁的外立面造型。

The exterior wall of the single building office in Zone A is mainly covered with off-white matte granite veneer, adopting the architectural form of a sloping roof. It is combined with imitation wood grain aluminum plate and coating to form an atmospheric and concise exterior facade shape through different colors and material changes.


B 区企业总部办公及商业配套层层错落,立面底层局部架空,整体以大面积的玻璃幕墙为主,体块变换组合,高低错落,塑造丰富新颖的现代建筑形态。

The office and commercial supporting facilities of the enterprise headquarters in Zone B are arranged in a staggered manner, with the lower floor of the facade partially elevated. The overall structure is mainly composed of a large area of glass curtain walls, which are transformed and combined to create a rich and novel modern architectural form.


C 区高层办公材料上选用透明玻璃、金属铝板,塔楼玻璃幕墙采用框架式玻璃幕墙,竖明横隐形式,竖向采用外挑100mm,宽70mm的三角形装饰线条,结合结构形式设置的落地玻璃窗,用较低的造价得到了通透的效果,从而创造出办公的简洁精致内蕴深厚,极具想象力。

Transparent glass and metal aluminum plates are used for the high-rise office materials in Zone C, and the tower glass curtain wall adopts a frame type glass curtain wall in a vertical and horizontal concealed form. The vertical decoration adopts a triangular decorative line with an overhang of 100mm and a width of 70mm. Combined with the floor to ceiling glass window set in the structural form, the transparent effect is achieved at a lower cost, creating a simple and exquisite office with deep and imaginative connotations.

塔楼南北面开启方式,阳台采用提升推拉门,房间采用平推窗,可保证开启尺寸较大,立面更完整。

The north and south sides of the tower are opened using a raised sliding door on the balcony and a sliding window on the room, ensuring a larger opening size and a more complete facade.


通过合理、经济地使用各种建筑外饰面材料,在控制造价的同时,利用建筑体型虚实对比、颜色搭配,杜绝不必要的花哨与时髦,达到一种更为永恒持久的具有办公气质的凝重之美。

By using various building exterior decoration materials reasonably and economically, while controlling the cost, utilizing the contrast between virtual and real building shapes and color matching, unnecessary fancy and fashionable styles are eliminated, achieving a more eternal and lasting dignified beauty with office temperament.


D 区超高层办公是面向城市道路的重要形象面,精心设计的现代风格立面。主楼以玻璃幕墙和竖向金属线条为主,商业裙房采用金属铝板,运用异形体块穿插的手法,不同的材料,颜色合理分布和搭配,使得立面简洁大气,富有趣味。

The super high-rise office in Zone D is an important image facing urban roads, with a carefully designed modern style facade. The main building is mainly made of glass curtain walls and vertical metal lines, while the commercial podium is made of metal aluminum plates and uses the technique of interspersed irregular blocks. Different materials and colors are reasonably distributed and matched, making the facade simple, atmospheric, and interesting.




项目影响


本项目落地于人才汇聚的广州科学城。此区域人口分布密集,周边的环境十分适合商务和办公,有成熟的市场氛围,也提供了丰富的文化娱乐设施。周边广州科学城总部经济走库聚集了多个文化地标,包括市民广场、宝能国际体育演艺中心、科技馆和图书馆等,未来将有望成为引领广州科学城经济发展的新引擎。本项目的定位为以生态为基底,实现绿色科技共融,科研创产业交互的地铁上盖公园城市典范。本项目建成将进一步集聚高端人才和前沿科研成果,推动绿色科技的蓬勃发展,并通过此为相关产业注入活力和动力。
